
The day of the move will be a busy time and it is a good idea to prepare as much as possible before to make it a little less stressful.
Completion is carried out by the solicitors/conveyancers when a purchasers funds are received, the official transfer of ownership is made and keys will then need to be handed over typically via the Estate Agent. This can take place at anytime during the day (often after lunch) and can depend on the length of a chain as completion funds are passed up a chain one by one.
Between exchange and completion you are going to be busy, we’ve put together a handy list of things that we hope you might find useful;
Packing
Finish your packing, remember you need to remove all personal belongings, including furniture, decorations, and any items that are not included in the sale.
Manuals and Safety certificates
You will come across these whilst packing remember to leave behind any instruction manuals for appliances, heating systems, any other important equipment that is remaining. As well as leaving warranties and safety certificates, such as gas safety or electrical safety certificates.
Removals
Confirm moving dates with any external companies or friends and family who have offered to help. Most removal firms will offer a pre-packing service the day before.
Mail Forwarding
Arrange for your mail to be forwarded to your new address via Royal Mail.
Inform Council tax
For both closing down your old address and opening at a new address. Some authorities have electronic forms and others you may need to post back.
Update driving license and log book
So many people fail to remember these, a driving license registered at the wrong address can result in up to £1,000 fine. If you fail to do the log book then any letters relating to your vehicle won’t find their way to you.
Cleaning
Think about leaving the property clean and tidy, how you would want to find it. This includes cleaning floors, windows, bathrooms, and the kitchen. You may prefer to employ a professional cleaning service for ease.
Utilities and Meter Readings:
Notify utility companies (gas, electricity, water, and sewage) of the change in ownership and provide final meter readings, it helps to take photos of the meters to refer back to after a busy day moving.
Final Inspection
Make time to take a final walkthrough of the property to ensure it is in the agreed-upon condition as per the contract and any items agreed on remaining, such as appliances.
Keys
When you have finished at the property a set of keys will need to be dropped to the Estate Agent (if they don’t hold one already). Gather all keys to the property, including spare sets, it is a good idea to put them somewhere like on the kitchen side with any notes to help the new owners.
