
This is a key step in the process of selling, once the solicitors / conveyancers have dealt with all the enquiries they will prepare for an exchange, don’t worry you will be prompted in the lead up to this but here are several important steps and considerations to take in to account when preparing for exchange.
Agree a moving date (completion):
This can sometimes take a lot longer to agree upon than you think. This date has to be mutually agreed by both buyer and seller as well as all parties when there is a chain. Here at Royall Best we will help with communications however it’s good to start thinking early about dates that may not work for you. Are there events you can’t miss; weddings, holidays etc or perhaps taking time off work.
Packing:
It is good to consider this as early as possible, look in the loft or the garage so you allow plenty of time to pack, start to throw away anything you don’t need. Most removal companies will offer a packing service or you may want to move items in to rented storage.
Removals:
If you are calling upon friends and family; are there dates/times they can’t do? If you plan to use a removal company Royall Best can recommend some local removal companies* and we will gladly enquire about their availability on your behalf. You will need to ensure that removal companies have the dates available prior to agreeing your completion date.
Insurance:
Start to get quotes for insurance policies for your new home.
Deposit monies:
Arrange funds from your bank, especially as higher value amounts could take longer or carry a charge. Solicitors / conveyancer will clarify amounts required and typically it will be 10% of the purchase price, most cases when buying on there is sufficient funds already however you will be prompted if any more is required.
Final signing:
The solicitor / conveyancer will send out to you a final report of their findings, Once you have taken the time to review the paperwork there will be a contract and ownership transfer document (referred to as a TR1) to sign and return in readiness
