
Completion Day
The day of the move has arrived, this is always a busy day and depending on the length of a chain could be a long one too.
Completion will always start at the bottom link of the chain and involves solicitors transferring the funds, this will include mortgage money (for anyone who is getting one), across to the selling solicitors and so on. This step can range between 10 minutes and 2 hours so think about where you could be in the process.
When funds have arrived safely the sellers solicitors will contact their clients and the agent to confirm keys can be released and handed over to the new buyers, if you are then buying on the process is reported for the next link in the chain. Remember many solicitors will close for lunch between 1-2pm so it may be a good idea to stop for some well-earned lunch.
Removal companies will often arrive early to start loading, you may have opted for a pre-packing service or perhaps hired a van to do it yourself, when finished at the property remember to leave out any sets of keys you have, lock up and drop a set to the agent unless they have a set.
The agent will be in touch with both sellers and buyers on the day to facilitate the hand over of keys once completion has taken place. If you are running behind it is important to update the agent as soon as possible so they can help manage delays with everyone involved.
Ahead of completion it is worth planning your day and considering the length of the chain and if there will be enough time to achieve everything, discuss with your removal company how much time you are given to avoid any extra costs. If you are moving further afield you way want to consider getting a hotel (for a night or 2).
When you have collected your keys and are in to your new home, it’s time to unpack, kick back get a takeaway, celebrate and enjoy!
